Farrar & Co always advise that a client instructs an agent who is a member of a professional organization, such as the Association of Residential Letting Agents (ARLA), the Tenancy Deposit Scheme (TDS) and The Property Ombudsman (TPO), all of which Farrar are members of.
There are many advantages to using a licensed ARLA agent, some benefits being:
• qualified and trained agents who can give you professional and up to date advice and guidance
• your money is protected by a Client Money Protection Scheme
• we follow a Code of Practice and Rules of Conduct which are laid down by the professional body

I have come across numerous occasions where Landlords have advised me that they have not been properly informed of their obligations before renting their property. Personally, I feel that it is very important that all our clients are aware of the rules and regulations of letting their property and are armed with as much information as possible so they know what costs to expect. For example, did you know that most of the costs incurred when letting your property can be off-set against your tax?
Whilst some Landlords don’t want to hear the in’s and out’s of letting their property, others are very interested to learn as much as they can before making a decision. We pride ourselves on allowing as much time with our clients as they wish to ensure they are happy, fully understand the process and feel at ease to ask as many questions as they like. This usually makes the letting process very smooth and avoids any hic-cups between Landlord, Agent and Tenant at the beginning of a tenancy.
With regards to letting fees, I am not yet convinced that an agent who reduces their fees substantially is the best agent to instruct. Are they located in a prominent position like our office is in ‘The Beach’ area of Fulham Road? Have you considered that there may be an element of their service that might not be included or what extra fees may get added on? Irrespective of the fee structure we agree, our fees are transparent.
Our negotiators earn personal commission and are very driven to achieving the best possible terms for our clients whilst maintaining a high level of service at all times.
