This is a particularly regular question that I am asked by many of our clients at this seasonally distracting time.

The pre-Christmas ‘Party Season’ in Kensington and Chelsea, offers a fair share of diversions to avid house hunters and sellers, blurring the resolve to move with the desire to socialise….understandable!

The conventional seasonal cyclicality that drives our flat and house market in South Kensington and Chelsea, has evidently detached itself, in a major way from traditional property marketing peaks and troughs that normally exist. This is perfectly corroborated with the corresponding weight of esteemed property publications, like ‘Country Life’, groaning under the burden of popular months for advertising.

With the ongoing lack of supply of classic homes for sale in the Borough, our Buyers now buy as soon as a great property is presented to them. We were instructed on an excellent 2 bedroom flat yesterday and within two hours we had 2 asking price offers, with one of the buyers rushing out of his job in the City to view the flat in the mid afternoon.

So, back to the question, “shall I sell or shall I wait?”

At this time of year and comprehensively understanding our clients’ preferred time frames for moving, we prefer discreet sales campaigns with no website coverage until the New Year. However, behind the scenes, avid house or flat hunters are kept fully informed of potential properties for sale that may be being listed in the New Year. This is quite often a way in which we manage to place buyers with properties that are not quite on the market.

Photos of Christmas trees in sales particulars are ill advised at any time of year, but in January and February definitely look more than a little sad in Estate Agent’s windows!

This being said, however, this week, we have just been instructed on 3 flats and a house, which are all going live on our website now, as, no matter what the season, some clients have their own agenda and time-frame and if this is the case we will always crack into action to achieve our clients’ goals with our proactive sales team.
