As we enter 2026, Farrar is pleased to report a positive shift in market sentiment across Chelsea and the wider Prime Central London landscape. Following two subdued years under Labour, the Budget uncertainty is now firmly behind us, and clearer fiscal parameters are restoring confidence to the market. The traditional Boxing Day Bounce has delivered its expected surge in online searches and enquiries, whilst new seller supply increased by 24% in the week following the Budget compared to the week before, signalling that pent-up demand is beginning to unlock. Critically, the mansion tax proposals proved less punitive than feared, with annual levies set at £2,500 for homes above £2 million and £7,500 for properties exceeding £5 million from 2028, providing the clarity prime and super-prime purchasers have been seeking.
The Royal Borough of Kensington and Chelsea presents compelling opportunities for discerning buyers in 2026. After falling more than 20% from the 2014 peak, Prime Central London prices have stabilised, creating genuine value for both domestic and international purchasers. Average house prices stood at £1,195,000 in October 2025, and increased stock levels are delivering greater choice and stronger negotiating positions. The borough’s world-class amenities, architectural heritage, and enduring global prestige remain unmatched, with properties continuing to command some of London’s highest prices per square foot, ranging from approximately £1,670 to £2,785.
Interest rate prospects offer significant cause for optimism. Following December’s cut to 3.75%, economists widely expect further reductions throughout 2026, with forecasts pointing to rates falling to around 3.25% by mid-to-late 2026. This improving cost of borrowing, combined with mortgage rates at their most competitive levels since 2022, should substantially enhance affordability and support transaction volumes throughout the year. At Farrar, we look ahead with confidence to what promises to be a more balanced and active market, and we remain excited to support our clients through this positive inflection point for Chelsea and Prime Central London property.
